Long Range Planning

The infrastructure of our development (clubhouse, pool tennis courts, parking areas and playground) is now almost twenty years old and is in need of major repairs. It is time to reconstitute this infrastructure to the standards befitting those exhibited throughout our development. During these past many years, the respective Boards have used the monthly assessments to perform necessary maintenance to the grounds and infrastructure, but our monthly dues are not sufficient to cover the major costs associated with the inevitable deterioration of this infrastructure. The fences and playground equipment have become rusted, the tennis courts are unplayable, the clubhouse has windows with broken seals and doors that leak air causing exorbitant heating and cooling costs. The parking lots need to be resurfaced and the well supplying the clubhouse and pool will have to be replaced.

Although we have put all items under Long Range Planning, many of the repairs are simply maintenance.

Consistent with the survey results of earlier this year, the LRP Committee is proposing the following repairs to be completed and paid for through a one-time special assessment with your approval.

Clubhouse

Replace windows with broken seals. Replace present doors with insulated doors and add insulation in the attic. Replace stove and floor in the kitchen. Estimated cost $7800.00

Install a new well and storage tank. Estimated cost- $20,875.00 Other quotes have been requested.

Pool

Replace the rusted chain length fence with a decorative black aluminum fence. Estimated cost- $8990.00

Tennis Courts

Resurface the existing tennis courts, replace nets and replace the rusted fence with a black coated chain length fence. Estimated cost-$41,540.00

Playground Equipment

Remove old equipment and install new equipment. Estimated cost-$5,000.00

Clubhouse Parking Lots

Repave parking lots. Estimated cost-$18,405.00
