Minutes of the October 4, 2004 Oak Creek Homeowners Board Meeting

Meeting was called to order at 7:00 p.m.

All Board members present: Beth Johnson, Tom Hytry, Fred Krug, Adam Sarauskas and Dave Hanck.

The following homeowners were also present: Sandy Worzala, Mark Faulhaber, Carole Crum, and Don Hahn.

Secretary’s Report: The minutes of August 23, 2004 were approved.

Treasurer's Report:  We have a balance of $42,732. It is expected that this will grow during the next three months since we will have low costs associated with either the pool and/or grounds.

The Treasurer requested that a different committee prepare the 2005 budget for the December meeting. Committees are requested to turn their 2005 budgets into Fred Krug by the November meeting.

President’s Report: Beth met with the president of Farm Colony Association last month. They are interested in collaborating with our association on any political items that would affect both associations.

The date for the annual meeting was set for Monday, January 10, 2005 at 7:00 p.m. at the Oak Creek Clubhouse.

Club House: Two bids were received for painting the clubhouse: $7800 and $8000.

The board approved $7500 to paint the clubhouse. It’s expected that we will be able to lower one of the above bids to $7500.

Grounds: The tennis courts have been repaired and the nets were put up before Labor Day. They will be left up to the end of October.

Architectural: A letter will be sent out to the homeowner concerning the non-concrete culvert in the new house on Oak Creek. (Current Covenants –section 8 require concrete culverts). There are a number of homes in Oak Creek without concrete culverts but these homes were built before 1990 and were grandfathered in.

By-Laws: Changes to Covenants and Bylaws should be submitted to the November meeting to be voted on at the annual meeting.

Reminder that political signs are not allowed in Oak Creek – Covenants section 14 Signs: “No sign of any kind shall be displayed to the public view on any lot except a professional sign of not more than five (5) square feet advertising the property for sale or signs used by a builder to advertise the property during the construction and sales period.”

New Business: The board is thinking about getting an Oak Creek Web site for the homeowners association. Items on the Web page would include meeting minutes, the Covenants, Bylaws, rules. Also included would be Information on both the clubhouse and pool etc.
