Minutes of the January 9, 2006 Annual meeting of Oak Creek Homeowners Association and minutes of the January 9, 2006 Board Meeting.

 

Minutes of the Annual meeting:

 

President Report: A number of mailboxes in the subdivision have been vandalized. The Kendall County Sheriff has been notified.  The sheriff has asked people to call 911 if they see any suspicious cars driving slowly in the subdivision.  If you can report the make, model, and license plate, that would be great. He also stated that we were not the only neighborhood that has seen this problem in the last few weeks. It’s happening all around Yorkville.

 

Election of three new members to the governing board: There were three people who volunteered for the board and they were elected unanimously.  Two new members of the board are: Ned Hurley and Eric Paetzel. Adam Sarauskas was the third member who was reelected.

 

Leaving the board was Beth Johnson (last year’s President).  A special thanks was given to her for all of her hard work for The Association.

 

Adam Sarauskas reported that the Oak Creek Homeowners Association ended the year with $53,275 in reserve (up from $42,970 at this time last year).  This was more than double the $5,000 that the board is trying to increase the reserve account each year.

 

Litter Problem: One of the homeowners noted that there has been a large amount of litter on the sides of the roads and in the yards in the subdivision. The board asked the homeowners to pick up litter on their lots and be careful of how they fill their recycle bins. Keep garbage cans covered when out on the streets for collection so items do not blow out.

 

 

 

Minutes of the January 2006 Board Meeting

 

After the association annual meeting the board held it first meeting.

Present were all five board members: Ned Hurley, Eric Paetzel, Adam Sarauskas, Jim Lee and Tom Hytry.

 

Election of board officers

 

The following are the new board officers

           

            President:        Ned Hurley

            Treasurer:        Adam Sarauskas

            Secretary:        Tom Hytry

 

Architectural Committee: Jim Lee presented examples of roofing that have been approved by the Architectural committee.  He had cost estimates for installing and a list of installers that have used the materials on their roofs. He also presented samples of the roofing materials.  The brands of roofing that has been approved and other information will be added to the web site in the near future. Note that the Covenants allows the architectural committee to approve any materials for roof that keeps with the spirit of development of Oak Creek Subdivision – Article 12 section C

 

(Note: at the August 2007 board meeting the board rescinded the list of new approved roofing materials going back to the materials listed in the Covenants,)

 

Committee Reports:  There were no other committee reports.  In your homeowners monthly mailing there will be a form for volunteering for this years committees.  The committees do most of the work and make the association what it is. Please help your neighborhood by volunteering.

 

General Discussion: Since there was a larger then normal turnout of homeowners (this being the annual meeting) the meeting turned to a general discussion on the direction of the subdivision.

 

There was a general concern that Oak Creek is falling behind some of the newer subdivisions in the area.  That upkeep is not being done.  Some of the areas that people were concerned about were the clubhouse (and clubhouse parking lot), pond, and tennis courts.

 

Among the suggestions from the meeting where:

 

 

There is about another year of life left in the tennis courts. An informal vote was taken of the homeowners present on whether or not to replace the tennis courts.  Most of the homeowners present voted to remove and not replace the courts.  (The cost of new courts would be in the $40K to $50K area.)

 

The new board will take up the above issues at its next meeting.  It is hoped that concerned homeowners will be there to help work with the board to create a plan to move Oak Creek forward.

 

Next Board meeting will be at 7:00 on Monday February 13. Please note that this is the second Monday of the month and not the first.
