OAK CREEK
HOMEOWNERS ASSOCIATION INC.
Minutes of the August 23, 2004
Oak Creek Homeowners Board Meeting
Meeting started at 7:00 p.m.
All Board members present: Beth Johnson, Tom Hytry, Fred
Krug, Adam Sarauskas and Dave Hanck.
The following homeowners were also present: Sandy Worzala,
Mark Faulhaber, Yvette Plattos, Carole Crum, Paul Augius, David
Price.
Secretary’s Report: Addition
to the minutes of July 12, 2004
Homeowners meeting. The board responded to a request from a homeowner asking if
they could buy one of the lots owned by the Association. After obtaining legal opinions from two
Attorneys, it was decided that the board was not interested in selling that
property. Attorney Serlin stated that we
would need 100% approval of all the lenders and 75% approval from the
homeowners to sell any common elements.
Attorney Keogh stated that there is no prohibition against selling an
Association-owned lot by an action of the board of directors. However, the lot
in question is a natural wildlife area and the sale of that particular lot may
be out of the scope of the Association’s authority.
Also, during the research done by Attorney Keogh, he found
that the Association was not in good standing with the Illinois Secretary of
State’s office. Beth called Attorney
Serlin. He called the state and they had lost the paperwork. He submitted
another form to the state.
Treasurer's Report:
We have a balance of $42,300.
Pool: Pool will
stay open until Sunday September 18. The
pool will not necessary have
pool attendants during this time.
Club House: One bid was obtained. Sandy
is getting at least one other bid for painting inside.
Grounds: Looking at how the Tennis Courts repairs are coming. Due to high cost for new
gravel, repair to walking path to wait unit next year. They will apply more weed control. Due to
high cost, sealcoating of parking lot will wait until next year.
Carole Crum and The Board would like to offer their
heartfelt appreciation toward the anonymous donor who provided the plaques on
the memorial trees. They are so very special
By-Laws: The New
Rules and Regulations send out in the July minutes were passed. These are based
100% on our current Covenants and By-Laws
New Business: We
received an extremely high bill from Attorney Keogh, which will be contested.
Board decided to keep Atty. Larry Serlin as our registered agent for the
remainder of 2004. Beth checked the
Secretary of State’s website. The Association is now in good standing.
Paul Augius offered the Association his used potassium water
purifier for the clubhouse. Carol Crum
will look into having that installed.
