September 14, 2020 Oak Creek HOA Board Meeting Minutes |
This month’s meeting was held via ZOOM. The call information was posted on our website
about a week
before the meeting and on “Next Door”
indicating that we were holding the meeting via ZOOM.
All Board
members present: Ted Ergo, Eric Paetzel, Linda Grahovec, Ray Mertens and Tom
Hytry.
The following homeowners were also present: Sandy Worzala, Marcia Valenzeno,
Dave Hanck, Jim Hancork, April
& George Booras, Beth Johnson, Gene & Eilleen
Dunne, Jeanne Brommer, Lee Ann Olsen, Van & Diane
Brooks and Jamey Johnson, Jean Paetzel – Haleas Group
The minutes of the August Board meeting were
approved.
Playground: Installed and
completed. Basketball Hoop installed.
See letter of thanks from the board to all the
volunteers that helped.
This was a big project and without the help of
the homeowners, it would have either not happened or would have been a lot more
expensive.
Clubhouse – Small hole in one
of the windows which is being addressed.
Window frame is rotten – looking to get bids to
start replacement of club house windows.
Club house will be used for voting, same as in
past years.
Finance: Checking ~$25K,
banking ~$107K.
After looking into it, the board decided not
to get an association credit card.
Pool: Pool is now closed for the season.
This year cost for the pool with higher than
projected because the state’s Covid-19 regulations require an attendant on duty
all hours the pool was open including adult hours which in the past don’t have
a paid attendant.

Oak Creek Pool season! We greatly
appreciate what you did to keep our pool safe and open during an exceptionally
challenging season.

ARC: 2 new roofs approved.
1 tree removal approved.
1 new home construction: 10 Oak Creek approved. The
committee has been and continues working with the owners and builder to make
sure the new construction meets with all CC&R’s. The home will be a wonderful addition to the subdivision
and the owners have been very good to work with.
Social: Looking into options for an
Association Holiday event with Covid-19 restrictions in mind. Contact Linda Grahovec if you have any ideas
or would like to be part of the planning process.
Welcome Committee: 1 new family have
moved in. Ted will present them with gift cards and answer any questions that
they may have about the association.
Executive
Session: The
board met in Executive session about one homeowner who is in arrears in their
monthly
assessments. A formal demand letter with
be sent to them by the Association.
The
board reviewed a Violation Report and provided recommendations as a result of
the complaint.
Haleas Group LLC: Jamey Johnson from Haleas Group
attended the meeting. She pointed out that
payments of the monthly assessment should be written to Oak Creek Homeowners Association.

from them.)
Legal Counsel: The
board is looking into getting new legal counsel that would charge less.
Currently looking at a Haleas
Group recommendation.
Email
address: I
would like to get a list of everyone’s email address to be able to send out notices
to Oak Creek for such things as monthly meetings. If you wish to be on the list please send me
an email to tom@hytry.net. I will reply back that I
have received it. I will send out notices using bcc so that everyone’s email is
not visible. This will also prevent “reply-all”
email storms.
If
you received a reminder of the September meeting via email you are on the
list. If not, please get on the list by
sending me your preferred email address.
Next
Door: If you are not listed on the Nextdoor.com has a member of Oak Creek
please let me know (tom@hytrty.net). I am
the Oak Creek administer for Nextdoor and by
requiring an invite we limit who can get Oak Creek only messages.
Next
Association Board meeting is scheduled for Monday, Octiber 12, 2020 at 7:00 p.m.
We will use ZOOM once again since this last
meeting was one of the best attended – ZOOM or otherwise.
