May 11, 2020 Oak Creek HOA Board Meeting Minutes

This month’s meeting was held via ZOOM. The call information was posted on our website about a week

before the meeting and signs indicating that we were holding the meeting via ZOOM

were displayed on the entrance ways to Oak Creek.

Board members present: Ted Ergo, Eric Paetzel, Linda Grahovec, Ray Mertens and Tom Hytry.

The following homeowners were also present: Dave Hanck, Jeanne Brommer , George Booras and Gene Dunne.

The minutes of the March Board meeting were approved.

Grounds: Arbeen Landscaping, our new contractor, is working out well.

New Playground Equipment: The board voted (5-0) to authorize Gene Dunne to

contract for the new playground equipment and basketball hoop with the total

cost not to exceed $31,500. The main contractor will be AAA State of Play.

The old playground equipment is currently in an unsafe condition.

Clubhouse – Ted is patching the crack on the driveway.

Under a program with ComEd, all the lights (outside clubhouse, tennis courts, entrance way)

are being replaced with LED. ComEd is picking up 95% of the cost.

We are looking at rewiring the security cameras on the clubhouse.

We are also looking into what special things we may have to do to use the clubhouse for elections.

Finance: 57K in checking – 107K in reserve. Some of these funds are earmarked for

future costs associated with the Clubhouse, Pool, Tennis Courts.

The finances are the best that they have been since I have been on the board.

With the delay to the pool opening we can pay for the playground improvements

without any problems.

Pool: No date when we can open the pool. That will be determined by the state government.

Pool committee is doing all maintenance and when the maintenance is done the pool will be filled but unheated.

(Keeping it filled is the best way of maintaining the pool even if not it use.)

Pool attendants are all lined up for when the pool opens.

(Salary for attendants are one of the biggest items in our budget so the closed pool

does help our bottom line.)

ARC: One new request for new roof approval.

Email address: I would like to get a list of everyone’s email address to be able to send out

notices to Oak Creek for such things as monthly meetings. If you wish to be on the list

please send me an email to tom@hytry.net. I will reply back that I have received it.

I will send out notices using bcc so that everyone’s email is not visible.

(Also this will prevent “reply-all” email storms.)

Next Association Board meeting is scheduled for Monday, June 8, 2020 at 7:00 p.m.

If we cannot have it at the clubhouse, we will use ZOOM once again – details will be

on the web site: Oakcreekhomeowners.org. Please note that board meetings are held on the second Monday of each month.
