June 8, 2020 Oak Creek HOA Board Meeting Minutes

 

This month’s meeting was held via ZOOM.  The call information was posted on our website about a week

before the meeting and on “Next Door” indicating that we were holding the meeting via ZOOM.

 

Board members present: Ted Ergo, Eric Paetzel, Linda Grahovec, and Tom Hytry.

 

The following homeowners were also present: Dave Hanck, Beth Johnson, Sandy Worzala, Doug & Judy Palmer,

John & Victoria Robinson, Nickole Taylor (new home owner), Carol Smith – Ave 1000, Peter HaleasHaleas Group

 

The minutes of the March Board meeting were approved. 

 

Grounds:  Arbeen Landscaping, our new contractor continues to work out well.

 

New Playground Equipment: The new playground and basketball system are

in the process of being installed. Cost is under budget at 29K.  Homeowners are

preparing the site including removing old pea gravel.

 

Clubhouse – Rental will resume in phase 4 of the reopening.

 

Finance: 31K in checking – 107K in reserve. The drop in checking covers both the cost of the playground

and the association’s annual insurance payment.

 

Eric suggested that we get an association credit card (pays back 2%) for association expenses.

He will be looking into it and report back.

 

Pool: Waiting for Phase 4 of the reopening.  New guidelines will be issued dependent on what

Phase 4 requires.

 

Pool attendants are all lined up for when the pool opens.

 

ARC:  One new request for new roof approved.  One still in the process.

 

New in ground pool request approved.  The new pool meets all state and local requirements

and the homeowner has worked with the ARC committee to make sure it will fit in to the community.

 

Tennis Court Meeting:  Ad Hoc meeting of homeowners met on the tennis courts to discusses current affairs.

(A notice of the meeting was sent to all homeowners that we had email addresses.)

 

The outcome of the meeting is that we (Oak Creek) should have an emergency recovery plan in place

in the event it is needed.  The most likely case would be a weather-related event.

The plan would likely include the use of the clubhouse.

 

The board approved setting up a committee to do this with Ted to lead that committee.

 

Executive Session: The board met in Executive session about one homeowner who is in arrears in their

monthly assessments.  We will be talking to the homeowners.

 

Avenue 1000 Realty sold to Haleas Group LLC: Carol of Ave 1000 has decided to sell Ave 1000 after 33 years

to Haleas Group which will be our new working partners.  They should be sending out information about themselves

as well as new services for homeowners.  An introductory letter is included with the July statement and more will

come with future monthly statements.

 

Email address: I would like to get a list of everyone’s email address to be able to send out

notices to Oak Creek for such things as monthly meetings.  If you wish to be on the list

please send me an email to tom@hytry.net.  I will reply back that I have received it.

I will send out notices using bcc so that everyone’s email is not visible.

(This will prevent “reply-all” email storms.)

Next Association Board meeting is scheduled for Monday, July 13, 2020 at 7:00 p.m.

If we cannot have it at the clubhouse, we will use ZOOM once again – details can be found on the
