August 10, 2020 Oak Creek HOA Board Meeting Minutes

 

This month’s meeting was held via ZOOM.  The call information was posted on our website about a week

before the meeting and on “Next Door” indicating that we were holding the meeting via ZOOM.

 

Board members present: Ted Ergo, Eric Paetzel, Linda Grahovec and Tom Hytry.

 

The following homeowners were also present:  Sandy Worzala, 

Judy Palmer, Mandy Taylor, Marcia Valenzeno and Bill Ryan Haleas Group

 

The minutes of the July Board meeting were approved. 

 

Grounds:  Pathway was cleared (before the Aug 10 storm)

Question from floor on lawn mowing around pond – will be looked into.

 

Letter on one of the Oak Creek entrance monument fell off – will be fixed.

 

New Playground Equipment: Arrived, old gravel removed.

 

Clubhouse – Small whole in one storm window – most likely from grounds crew.

Window frame is rotten – looking at bid to start replacement of club house windows.

 

CINTAS did a safety inspection of the club house – on review the board decide that we can do that same

yearly inspection for a lot less. In addition, the local fire department also does a yearly

fire-safety inspection for free.

 

Looked into renting our clubhouse: OK if we follow all state guidelines.

Looking in to having renters sign a legal waiver.

 

Finance: Checking ~$32K, banking ~$107K.

Note checking is down from last month: 22k playground equipment, 4K insurance, pool attendants’ costs.

 

Eric is getting information on association credit card that pays back 2% for association expenses

 

Pool: Everything is going well.  Residents are using the pool even with the new restrictions.  New pool robot vacuum purchased ($1900)

Pool hour may be shortened due to end of season.

 

ARC:  Two pending approvals for new roofs.

 

Welcome Committee: 3 new families have moved in. Ted present them with grift cards and answered any question

about the association.

 

Executive Session: The board met in Executive session about one homeowner who is in arrears in their

monthly assessments.  A legal letter with be send to them about the arrears.

 

 Haleas Group LLC: Bill Ryan from Haleas group attended the meeting.  He pointed out that payments of

the monthly assessment should be written to Oak Creek Homeowners Association.

Email address: I would like to get a list of everyone’s email address to be able to send out

notices to Oak Creek for such things as monthly meetings.  If you wish to be on the list

please send me an email to tom@hytry.net.  I will reply back that I have received it.

I will send out notices using bcc so that everyone’s email is not visible.

(This will prevent “reply-all” email storms.)

Next Association Board meeting is scheduled for Monday, September 14, 2020 at 7:00 p.m.

We will use ZOOM once again since this last meeting was one of the best attended – ZOOM or otherwise.
