All
board members present: Ted Ergo, Linda Grahovec, Eric
Paetzel, Ellen Larson and Tom Hytry.
The
following homeowners were also present: Nabil Fayoumi,
Carole Crum, Beth Johnson, Gene Dunne, Jim Lee, Sandy Worzala,
Judy & Doug Palmer, George Booras and Dorothy Jarman.
The
minutes of the April Board meeting were approved.
Grounds: The monument on Winding Creek entrance was repaired.
We are waiting on lettering.
Getting bids for power washing both entrances.
Gene Dunne sprayed the path for weeds. Looking into getting signs (“Just Sprayed”)
for path after each spraying.
We are ordering 27 yards of mulch. A call for
volunteers to help spread it will be sent out.
Dead annual plants around the outside of the
pool will be replaced.
Tennis Courts:
Survived winter in good shape thanks to covering it. Pickle Ball court lines with be repainted.
Clubhouse: Ceiling leak in east room. Looking into it. Most likely caused by missing cupola.
Locks are going to be replaced on the pool/clubhouse doors.
New contract for bug control – Earth Pest Control – 4 times a year at $800.
Pool: First level of tiles chipped.
Fixed by Gene Dunne and George Booras.
Pool heater is on its last legs – getting bid for new one (funds have
been put aside in budget for this.)
Pool
opening on May 25th at noon. There is no changes to the pool closing times.

ARC: Approved the roofing materials for two
residences in the past two months on Oak Creek Drive. The Committee will start to compile a list of
contractors that have put on roofs in the subdivision as a reference (this is
not intended as an endorsement list).
Reminder: Any new outdoor structures need to be approved by the
Architectural Review Committee. If you
are ever in doubt as to what this includes or the process for review and
approval of projects, please feel free to email architectural@oakcreekhomeowners.org.
Social Committee: Starting to plan a July event. If anyone would like to get involved in the
planning, please contact any board or committee member.
Welcome Committee: Two new homeowners. Committee will contact
this month.
Finance: 54K in checking. 75K in reserves
Pending Business: Lot 7
The
Board ordered and has received the title search report on the property. The land trust ownership is reflected along
with two old liens that are ‘attached’ to the property. As such, the Board will be drafting a letter
to the Trustee as to what will need to be accomplished prior to conveyance of
this property to the OCHOA.
