Minutes of the July 8, 2019 Oak Creek HOA Board Meeting |
All board members
present: Ted Ergo, Linda Grahovec, Eric Paetzel, Ellen Larson and Tom Hytry.
The
following homeowners were also present: Nabil Fayoumi,
Sandy Worzala, George Booras, Judy Palmer, Dave Hanck and Dorothy Jarman.
The
minutes of the June Board meeting were approved.
Grounds: Roads in Subdivision are scheduled to be
resurfaced this year – no actual start date.
Ellen Larson has phone number of the highway department if you wish to
call to ask when they will start.
Got bids for dead tree removal
around the clubhouse - $1750 and $1950. Will be getting additional bids.
Ted Ergo and Gene Dunne removed a number of
smaller dead trees.
Gene Dunne
sprayed the walking path for weeds. Thanks to all our volunteers, whose efforts
save the Association thousands of dollars every year. Volunteers will be needed
to help spread mulch at the entrances and around the clubhouse/pool. Date and
time will be posted on Next Door.
Clubhouse: Got bid for fixing door to pool and window frames - $425. Looking into cost of replacement.
Getting
roofing estimates for east side of clubhouse.
Still looking into potential association
liability with noninsured cleaning service. (Certificate of insurance was
provided on 6/16/19)
Judy Palmer is
maintaining an inventory of clubhouse keys.
Pool: All is going well with
pool. Attendants cleaning pool daily.
Pump/filter working.
Some
Association members expressed concerns about current pool rules concerning
guests and flotation devices. Pool
Committee may have a meeting to discuss issues with any homeowners that may
want to attend. (Notice of meeting will
be posted at the pool and posted on NextDoor.)
ARC: One submission for approval of a
new roof using approved materials.
Social Committee: July 21 Summerfest event. (Event will be over by the time you read
these minutes. Details on how it went will be in August minutes.)
Welcome Committee: Two new homeowners. Committee will contact two
new homeowners this month.
Finance: 54K in checking. 75K in reserves. All homeowners
up to date on assessments.
Eric Paetzel reviewed
the Association's insurance policy with State Farm and it was agreed that the
policy should be renewed.
Pending Business: Lot 7: Continue to discuss with Property
Concepts what will need to be accomplished to convey this property to the OCHOA.
The Board then adjourned to meet in Executive
Session. The open Board meeting was reconvened and adjourned.
August Board Meeting - Next meeting is
scheduled for Monday, August 12, 2019 at 7:00 p.m.
