Minutes of the April 8, 2019 Oak Creek HOA Board Meeting

 

 Board members present: Ted Ergo, Linda Grahovec, Eric Paetzel and Tom Hytry.

 

The following homeowners were also present: Nabil Fayoumi, Carole Crum, John & Kim Baer, Ray Mertens, John Robinson, Cathy Price and Dorothy Jarman. 

 

Carol Smith from Ave 1000 was also in attendance

 

The minutes of the January Board meeting were approved. 

 

General: The highway department cleared some trees overhanging the road on the Winding Creek curve. (This is in relation to the “Next Door” message about tree removal that you may have saw.)

 

Grounds:  The monument on Winding Creek entrance is close to being repaired. Cost covered by insurance. As of the meeting, the project is going well.  The bid included the monument, electrical and landscaping.  Upon inspection of the foundation once the project was started, it is in tack so no additional work needed to be performed.

Semper Fi has done a spring cleanup of the common areas.

Per Ted, there are pine tree remnants and other debris dumped near the trail as well as rusty cans, old barbed wire and assorted fallen trees.  As such, the wooded area needs a clean up.  Ted is going to ask the local Boy Scouts if there is any interest in doing the project because they can possibly earn a merit badge.

 

Denoted benches will be placed along the path in the woods.  There was a discussion as to possibly purchasing concrete pavers for the foundation of the benches and one of the homeowners has offered to purchase at Menards.  

 

Dead annual plants around the outside of the pool will be replaced.  Thank you to Dorothy Jarman.

 

Clubhouse:  There were concerns about the current cleaning service and it was decided to replace them. The committee interviewed possible candidates and they are leaning toward the services of a local cleaning service and a company who has already done work in Oak Creek.  Final determination will be forthcoming.

The clubhouse committee also met and delegated duties and set a schedule to routinely review the building.  This includes but not limited to furnace filters being replaced, water run on a consistent basis, dishwasher run at least once a month and salt added to softener system. 

It was discussed that one of the toilets is not working properly.  A sign has been posted. Diagnosing and planning for repair is pending.

Pool: The pool committee is already hard at work getting prepared for the summer pool season.  Guards are being contacted and commitments are being made.  At this time, there will be one shift for each day.  There has been a request from 2 of the guards to be able to offer swimming lessons for those residents that are interested.   More discussion to come on this prior to the May 25th target date for the opening.

                                                                                                                                                                                                                                                                                               

ARC:  Approved the roofing materials for two residences in the  past two months on Oak Creek Drive.  The Committee will start to compile a list of contractors that have put on roofs in the subdivision as a reference (this is not intended as an endorsement list).  Reminder: Any new outdoor structures need to be approved by the Architectural Review Committee.  If you are ever in doubt as to what this includes or the process for review and approval of projects, please feel free to email architectural@oakcreekhomeowners.org.

 

Social Committee: No Report as to any events since the meeting, however, they are starting to plan a July event.  If anyone would like to get involved in the planning, please contact any board or committee member.

Welcome Committee: No report.

 

Finance:  50K in checking. 75K in reserves.  20K was transferred to a money market fund which the association will gain additional interest revenue.  We are in good shape to handle the financial obligations for the upcoming summer pool season.

Pending Business: Lot 7

The Board ordered and has received the title search report on the property.  The land trust ownership is reflected along with two old liens that are ‘attached’ to the property.  As such, the Board will be drafting a letter to the Trustee as to what will need to be accomplished prior to conveyance of this property to the OCHOA.
