Minutes of the September 10th, 2018
Homeowners HOA Board Meeting:
All Board members present: Ted Ergo,
Ellen Larson, Eric Paetzel, Linda Grahovec
and Tom Hytry.
The following homeowners were also present: Nabil Fayoumi, Doug & Judy
Palmer, Dorothy Jarman and Sandy Worzala.
Carol Smith of Ave 1000 was also present.
The minutes of
the August Board meeting were approved.
Grounds: Looking
into a bid from one other company for grounds services. We are looking at this years snow plowing contract.
Clubhouse:
Club house just had its annual
walkthrough with the safety inspection people and everything is in order. AC unit on left entrance of building is not
working – new budget item for next year.
Weather stripping on side door needs work.
Clubhouse
will need updated fire extinguishers next year (another budget item). The
clubhouse windows need to be washed. There is a gap at the bottom of the new
door in the West Room. Eric Paetzel will provide the
Clubhouse Committee with information concerning the remaining 2018 Clubhouse
budget. No rentals scheduled until Election Day when the Clubhouse serves as a Polling Place.
Pool: Will need new heater for next year – budget
item.
There is a concern by the pool committee that people are not
signing in when using pool. Attendants
are being instructed to ask users to sign in.
The pool committee uses this information in planning pool operations.
Architectural
Review Committee: A homeowners roof was replaced using approved roofing
materials.
Social Committee: Tom Hytry’s
Fall Party Oct.13 – see enclosed flyer.
Committee is looking into options
for a Holiday Party and/or a New Years Party. They will be doing a survey on “Next Door” to
see what homeowners may be interested in.
Finance: 35K in checking. 53K in
reserves. There was a 5K expense to replace the filter for
the pool.
The board approved a motion to waive a one month
late fee for a homeowner dealing with heath issues. (Their assessment payments
are current.)
Welcome Committee: No report.
General
Business: Kendall Heating
submitted a bill for $500 to replace two thermostats. We are requesting a detailed bill before
paying it since the cost seems excessive.
From the Board President: An issue was raised by a few homeowners at
last months meeting concerning an event at the pool.
I have looked into it and have determined that no Board member was involved in
any way.
We have received a note of apology from the teenagers who trespassed
and vandalized the pool earlier this summer. They have already submitted $100
to pay for any damage.
Avenue 1000: Carol Smith
noted that Lot 7 had never been transferred to the HOA from the developers land
trust and that the land trust is now "closed". The Morgan Creek
taxing district is taxing Lot 7. Will ask Jim Lee if there is some way the
Morgan Creek assessment can be waived as there is no private owner for this lot
and it is now part of the HOA common grounds.
Next board
meeting: The second Monday in November -
November 12th starting at 7:00 p.m.
Since there is little going on in the fall there
will be no board meeting in October.
Annual association meeting is scheduled for
Monday, January 14, 2019 7:00 p.m.
