November 2018 Oak Creek HOA Board Meeting

All Board members present: Ted Ergo,
Ellen Larson, Eric Paetzel, Linda Grahovec
and Tom Hytry.
The following homeowners were also present: Doug
& Judy Palmer, Dorothy Jarman, Jim & Janice
Lee, Gene & Eileen Dunne, Kim & John Baer, Carole Crum, Lee Ann Olson,
Beth Johnson and Sandy Worzala
The minutes of
the September Board meeting were approved.
We didn’t have a board meeting in October.
Grounds:
Walking path cleared of brush through the efforts of volunteers. Long term: looking at clearing “trash trees”
out of wooded area to help growth of hardwoods.
The Association's landscaping
contract with Semper Fi
continues through 2019 with no increase in costs. The Board approved the
renewal of the Association's snow removal contract. There was a discussion concerning the
possibility of placing benches along the walking path. Gene Dunne provided
information concerning possible materials and costs. Sandy Worzala
volunteered to donate her benches.
Need new chair for the grounds committee. After doing a great job, Gene Dunne is stepping down.
(He still plans to help on the committee.)
Clubhouse: We
had 10 rentals so far this year, with 3 more scheduled. This is about the same
number of rentals we had last year. Ted
Ergo reported that mold in the foyer closet was mediated. However, the pipes
are too close to the wall, and this will be a recurring problem unless the
pipes are wrapped. The outside of the clubhouse windows will be washed in
the Spring and the gutters will be cleared. The doors around the pool area need to be
painted.
Pool: Pool budget came in only $1000 over budget in
spite of two major repair costs. Will need new heater for next year – budget item. The tiles will
need to be regrouted (by volunteers) before the pool
is filled next year.
Thanks to all the Pool Committee volunteers for
a great job.
Architectural
Review Committee: Two
homeowners roof was replaced using approved roofing materials. Both homeowners contacted the architectural
review committee prior to having the new
roofs installed. Eric Paetzel asked
that the ARC members and Board members be notified when new roofs are approved
to enable informed responses to inquiries from homeowners
Social Committee: Hold Sunday December 9
open for the Association Holiday Party. More information to follow.
There wasn’t enough interest for an Association New Years, as reflected
by the Next Door Oak Creek survey, to have the social committee organize one.
Finance:
39K in checking. 54K in reserves. There was a discussion about the possibility of
moving the Association's funds to different financial institutions to achieve a
better interest rate. Eric Paetzel will ask Carol
Smith at Avenue 1000 to do more research on this.
Sandy Worzala asked why the Association's reserves had not been
increased, which was a stated goal of the Board last January. Eric Paetzel explained that unanticipated costs associated with
the walking path and pool repairs prevented the increase in reserves.
2019 committee budget are up for review at
the December meeting. Committee chairs
need to
prepare their budget for the meeting.
Lot 7:
Lot 7 is an unbuildable lot
which was dedicated as "green space" on the original recorded Oak
Creek Subdivision Master Plat, along with 2 other lots. However, Lot 7 was
never transferred to the Association from the subdivision developer's (Property
Concepts) land trust. This came to light when Property Concepts received a tax
bill from the (new) Morgan Creek taxing district, which bill Property Concepts
forwarded to the Association.
Ellen Larson reported that in order to prevent Lot 7 going to sale for delinquent taxes, the
Association paid the $20.53 tax bill. In the interim, Ellen has contacted
Property Concepts and requested that Lot 7 be properly deeded to the
Association. As a starting point, she obtained more information concerning the
Land Trust and Linda Grahovec agreed to try to follow
up on this information.
The Board agreed that we should continue to
pursue efforts to get Lot 7 transferred to the Association.
Route 71 Widening: Ted is trying to contact the highway
department about having the Oak Creek monuments in the center of the entrance way
instead of the sides. (They will have to be moved for the widening.
Next board meeting: The second Monday in December - December 10th
starting at 7:00 p.m.
Annual association meeting is scheduled for
Monday, January 14, 2019 7:00 p.m.
There are three board positions up for
election at this meeting.
