June 2018 Oak Creek HOA Board Meeting

 

Minutes of the June 11th, 2018  Homeowners HOA Board Meeting:

 

 All board members present: Ted Ergo, Ellen Larson, Linda Grahovec,  Eric Paetzel  and Tom Hytry.

 

The following homeowners were also present: Carole Crum, Gene & Eileen Dunne, Kim & John Baer,  Jean Paetzel, Beth Johnson, Cathy & David Price, Dorothy Jarman and Sandy Worzala.

 Also present was Carol Smith from Avenue 1000.

 

March Minutes: Correction to March minutes: Board did not approve $600 to purchase a rug for the fireplace room in the clubhouse.  Minutes approved with correction.

 

Grounds: Walking path redone (resurfaced) and cracks filled in clubhouse parking lot.  $800 less than budgeted.  The Board expressed its appreciation to Grounds Committee Chairman, Gene Dunne, for all his work in obtaining the best bid for this project and overseeing the work. The walking path was the top item on the homeowners’ survey taken last year.

 

20 yards of mulch was delivered.  5 association volunteers spread the mulch saving approximately $1000, the cost of having our lawn care people do it.

 

Clubhouse:  Ted Ergo announced that Carol Crum has resigned from the Clubhouse Committee after almost 20 years of service. The Board expressed its appreciation to Carol for all her work over the years. We will need homeowner volunteers to continue Carol's good work on this Committee. Please contact Ted Ergo, Board Clubhouse Committee liaison, if you are interested in volunteering.

Beth Johnson reported on clubhouse and pool rentals by homeowners.

(Kitchen Project):  Finished – on time and under budget (Budgeted: $7250, Cost: $5450).  Party is planned in July to show off Kitchen Project – see Social for details.

From Dorothy Jarman the project Committee Chair:

The renovation of the kitchen at the Oak Creek clubhouse was completed on time and under budget.  The success of this project occurred due to the long hours and creativity of the committee comprised of Dorothy Jarman, Eileen Dunne, and Linda Grahovec.  In addition to all of the free labor, especially on the part of Gene and Eileen Dunne; each member donated supplies.

Items donated included; lumber, paint brushes, rollers, plumbing and electrical supplies and many trips to Menards, Sears, Home Depot, etc...

We would like to thank Jim Lee and George Booras for their assistance with the installation of the flooring and cabinets. 

The kitchen renovation was a large undertaking and now complete, should add value to the clubhouse and serve the community for many years. 

We are very proud of the end result and especially proud of coming in at $1800.00 under budget.

Pool:  Pool committee has been asked to look into rule changes for next year that would allow pool rentals during the day.  We might be surveying homeowners.

Non-homeowners are using the pool and threw pool furniture and recycling bin into the pool.   They were asked to leave and they did.  Event recorded on pool cameras but did not capture license plate number.  The board briefly discussed the possibility of adding another surveillance camera and is working with Sheriff's police on this trespass matter.

Architecture Committee:  Reminder that approval is needed for all fencing including dog kennels.

Finance: 44K in checking. 54K in reserves.

 

Ave 1000: Carol Smith reported that she had been informed that Lot 7, which is a designated a no-build (retention) lot, was never conveyed to the HOA out of the developer's land trust. She is following up on this and will report back.

 

Social: The Oak Creek Summerfest will take place on Sunday July 8th starting at 3:30pm.  There will be info and signs at the Pool and information weekly on Next Door. We will have grills, games, music and other activities – so bring whatever you want to grill and a dish and/or drinks to share!  Food will be set-up in the newly renovated kitchen with tables and grills set-up in the  green area by the kitchen.  If you would like to ‘pre-register’ a dish, side, dessert, drinks or other items to share, please email or text Dorothy Jarman at bdjarman@comcast.net or 630-661-0925.  

Welcome Committee: Board approved $25 gift card for new homeowners at 3 Oak Creek - will be delivered by board.
