Minutes of the July 9th, 2018 Homeowners HOA Board Meeting:
All board members present: Ted Ergo,
Ellen Larson, Linda Grahovec, Eric
Paetzel and Tom Hytry.
The following homeowners were also present: Gene
& Eileen Dunne, Beth Johnson, Cathy
Price, Nabil Fayoumi, Jim Lee, Lee Ann Olson, Doug & Judy Palmer, Dorothy Jarman and Sandy Worzala.
The minutes of
the June 11 Board meeting were approved.
Grounds: The
purchase of a tow-behind trailer weed sprayer for the path was approved by the
board. The cost of the sprayer is
$275. Our lawn care service charges $300
per application on the path. They do it
three times a year. The sprayer will
save the association $605 first year and $880 a year there after. (Chemicals are ~$20 a year). This saving, as well as all the savings realized by all the
Committees, depends on homeowner volunteers willing to do the work involved (in
this case, weed spraying). Please consider volunteering to serve on one of the
Committees and/or one of the ongoing Committee projects."
Gene Dunne, Chairman of the Grounds Committee,
volunteered to contact ComEd to request that they repair the damage done to the
grounds near the playground when they were working on the underground
electrical lines.
Clubhouse: "The
Board thanked Dorothy Jarman, Beth Johnson and Judy Palmer for volunteering to
serve on this Committee.
Beth Johnson reported that the water in the restrooms
and the pool water fountain had been tested and the required reports sent to
the State. She also reported that there are currently no clubhouse rentals
scheduled.
There was a discussion concerning the locked
boxes on the thermostats and methods to ensure clubhouse users have access to
the thermostats.
Dorothy Jarman asked that the minutes reflect
her concern about the disappearance of the old "bamboo" furniture
from the clubhouse, and inquired as to who had authorized their disappearance.
Ted Ergo responded that the possible sale of the furniture had been discussed
at a Board meeting in 2017 and that he was told that the furniture was rickety
and unsafe. Subsequently, he told Carol Crum to go ahead and donate the
furniture about 3 months ago. Tom Hytry recalled a general discussion of this
by last year's board, but there was no mention in the minutes as it was in the
nature of simply getting rid of garbage.
There was a discussion concerning the possible
purchase of a rug for the fireplace room. As this 2017 project was never
completed, Ted Ergo asked the Committee to fill out a project approval form to
be considered by the 2018 Board."
Pool: Passed annual inspection. Minor problems corrected: Emergency
information numbers placed next to phone. Weather information posted: when does
pool needs to be closed in the event of thunder and lighting and what to do.
Note:
The pool
will be closed for 30 minutes following each sound of thunder and or bolt of
lightning.When using the pool please sign in. That information is used to determine pool use
and operational hours. 1 –
2 (OVER)
No resident should give
out the pool code.
Homeowners must be
present at the pool with their guests.
"The Pool Committee will look into posting
"No trespassing" signs around the pool."
Tennis Court: Jim Lee talked to the company that originally
repaired the tennis courts and they agreed to repair the cracks on the courts
and add pickleball lines for only $850. This
expenditure was approved by the Board.
It was noted that nonresidents are using the
tennis courts. Residents are asked to question people using the courts if they
don't recognize them as homeowners.
Pickleball: Jim Lee will be hosting a pickle ball
introduction on July 29 at 6:00 p.m. to explain the sport to anyone in the
association interested. More information to follow on “Nextdoor”
Finance: 45K in checking. 54K in reserves. All Kitchen Project expenses have been paid.
Social:
The
Oak Creek Summerfest was a great success with 55 people attending. Pictures will be
put on Oak Creek Web Site.
The social committee is planning possible future events including
Octoberfest, Halloween and/or New Year's Eve.
Welcome
Committee: Ted Ergo reported that he
delivered the welcoming gift to the latest move-ins and generally discussed
some of the by-laws."
Association
rules: It was brought up from the floor that the board should look into
rules for houses being rented in the subdivision. The board is taking it under advisement.
Next board
meeting: The second Monday in August - August 13th starting at 7:00 p.m.
