December 2018 Oak Creek HOA Board Meeting Minutes

 Board members present: Ellen Larson, Eric Paetzel, Linda Grahovec and Tom Hytry.

The following homeowners were also present: Dorothy Jarman, Nabil Fayoumi and Sandy Worzala.

Also present was Carol Smith from Avenue 1000.

The minutes of the November Board meeting were approved.

Grounds: A tree is down on the walking path and will be removed. Semper Fi has agreed to do additional work on the ground for no additional charge since they did not have to mow as often as planned this summer due to the drought.

Clubhouse: Dorothy Jarman reported that the outside of the clubhouse windows were washed in late November.

Pool: No report

ARC: No Report

Social Committee: Holiday Party held on Sunday December 9th at the clubhouse which was beautifully decorated for the Holidays by volunteers. 22 people attended and had a good time.

Welcome Committee: No report.

Finance: 43K in checking. 54K in reserves.

The 2019 budget for the association will be up for approval at the January meeting. There was a detailed discussion concerning the 2019 budget for the HOA, with input from the various Committees as reported by their Board member liaisons, as well as from homeowners present and Carol Smith. A draft of the budget is on the minute’s page of the Oak Creek web site under this month’s minutes.

Included in the draft budget are funds to replace the carpets in the East room of the club house and funds to replace the heater for the pool.

Executive Session: The Board recessed to meet in Executive Session to discuss assessment delinquencies. The Board reconvened the general Board meeting and directed Carol Smith to send a letter to a homeowner with past due assessments.

Annual Association Meeting and board meeting: Annual association meeting is scheduled for Monday, January 14, 2019 7:00 p.m.

There are three board positions up for election at this meeting.
