Minutes of the August 13th, 2018 Homeowners HOA Board Meeting:
Board members present: Ted Ergo, Ellen
Larson, Eric Paetzel and Tom Hytry.
The following homeowners were also present:
Nabil Fayoumi, Jim & Janice Lee, Judy Palmer, Carole Crum, Everett Best, John & Kim
Baer, Dave Hanck, George Booras and Sandy Worzala.
The minutes of
the July 9th Board meeting were approved.
Grounds: Weeds
were sprayed on path thanks to Gene Dunne. Having this work done by a volunteer saves the Homeowners
Association almost $300 per weed application and helps keep our assessments
reasonable. Please consider volunteering for a committee or a project. The
landscaping company was contacted about mowing the common areas. A
representative comes to the subdivision every Friday and assesses whether
mowing is necessary or desirable. With the recent drought, most of the common
area grass is dormant and consequently mowing has been skipped.
Sides of path are over grown. Also there is old barbed wire next
to part of path. We are looking for
volunteers to help clean up the sides. As
we pay the landscaping company a flat fee (and not per cut) for mowing, which
they have skipped several times because of the drought conditions, Ted Ergo
suggested we request that they substitute cutting back the overgrowth around
the path. Ellen Larson agreed to contact them with this request. It was suggested that benches be placed along
the path. Board will look at it for next year grounds budget.
Clubhouse: Committee member Judy Palmer requested
information concerning the Clubhouse Committee's budget, which Ted Ergo said he
would provide. Judy reported that some lights in front of the clubhouse have
been on during the day and sometimes
they go on if there are dark clouds as
the eyes are set low under the bushes. George
Booras volunteered to look into rerouting the eyes at a higher level and also looking into replacing non-working
outdoor lights on clubhouse.
If
any homeowners are disposing of old (but in good shape) furniture, please
contact the Clubhouse Committee, which will determine if it could be used in
the Clubhouse.
The Board thanked Nabil Fayoumi for
volunteering to serve on the Clubhouse Committee. Additional volunteers would
be welcomed.
Pool:
2 control valves (~$1,200) and the filters (~$4,000) were replaced. Pool is back to working great (from pool
committee). We will need
to allocate $3800 for a new heater in the 2019 budget.
Note: The neighborhood is changing and new families with younger
children are moving in, so there will be more kids using the pool. We do have adult hours for residents that
want to use the pool when kids are not present.
PLEASE: If
you are at the pool and you believe that another user of the pool has broken a rule;
don’t confront the person that you think is breaking the rule. Notify the pool attendant - that is there job
- they will handle it. If it still is
not resolved to your satisfaction contact the pool committee.
One of our residences asked to
speak at the meeting regarding an incident where the above was not followed. This has since been resolved, but still the
incident should not have happened.
Architectural Review Committee: No report.
Social Committee: No report.
Avenue 1000:
No report. Carol Smith will attend the September 10 Board meeting.
Finance: 40K in checking. 54K in reserves.
REMINDER:
The annual Oak Creek Subdivision Garage Sale will be held on October 5th and
6th. Garage sale signs will be posted at both entrances and homeowners who wish
to participate should place balloons on their mailbox posts.
