April 2018 Oak Creek HOA Board Meeting

 

Minutes of the April 9th, 2018  Homeowners HOA Board Meeting:

 

 Board members present: Ted Ergo, Ellen Larson, Eric Paetzel  and Tom Hytry.

 

The following homeowners were also present: Jim & Janice Lee, Carole Crum, Gene & Eileen Dunne, George Booras, Beth Johnson, Dorothy Jarman, Donna Palmer, Terry Mulhall, Jim & Colette Cosentino. Also present was Carol Smith (Ave 1000).

 

March Minutes: Were approved.

 

Grounds: The association is planning on relying on volunteer help to put down the mulch as we have in past years - will require about 20 yards of mulch.  Bids ranged from $1500 for 27 cubic yards of mulch installed to $949 for same amount of mulch delivered but not installed. After discussion, the consensus was that 20 cubic yards of mulch would be sufficient to cover the entrance areas as well as the areas around the club house and pool. George Booras stated he could obtain 20 cubic yards of mulch and install it with homeowner volunteers for approximately $600.

 

 Path: Got bids for path ranging from $37000 to $7500. (All estimates agree that the path is

2740 ft long.).  The best bid offered to put down aglime (pulverized limestone) with a machine.

The cost is over what was planned and the board will be looking into if we can work with the budget to fit it in this year.  The walking path was the top item on the homeowners’ survey taken last year.

 

Pool:  Attendants hired.  Chemicals ordered.

 

Clubhouse (Kitchen Project): Remodeling has started.  Kitchen painted.  Wrong flooring delivered and sent back.  Waiting for the right flooring to arrive.  Project still in budget. Special thanks for the continued work of Gene & Eileen Dunne.  Beth Johnson reported that the Clubhouse was scheduled for a May 20 rental, but the renters will not need the kitchen.

Ted Ergo asked that the cleaning service clean the front door of the clubhouse.

Architectural Review Committee:  The architectural committee highly recommends using “Davinci” roofing on replacement roofs in the subdivision.

 

Finance: 43K in checking (up 4K from last month). 54K in reserves plus 5K left in Kitchen Project account.

 

Social: No report.

The Board suspended the open Board meeting and convened in Executive Session to discuss a business matter involving the Association.

 

There was a discussion about providing instructions for using the TV and keys to the thermostat covers to clubhouse renters.

 

The meeting was then adjourned with no further business.

 

Pool Rentals: Please contact Beth Johnson for the Rules and Rental Agreement if you are interested in renting the Pool.

Garage Sale: Start organizing your sale items now! The annual Oak Creek Subdivision Garage Sale will be held on October 5th and 6th. Garage sale signs will be posted at both entrances and homeowners who wish to participate should place balloons on their mailbox posts. A reminder will be sent out with the September Board meeting minutes.

 

Next board meeting: The second Monday in May, May 14th starting at 7:00 p.m
