MINUTES OF THE November 14 HOMEOWNERS ASSOCIATION MEETING

 

 Board members present:  Kim Baer, Eric Paetzel, Fred Krug and Tom Hytry

 

The following homeowners were also present: Gene Dunne, Ray Mertens, Donna Palmer, Doug & Judy Palmer, Jim & Janice Lee, Sandy Worzala, John Robinson, Dorothy Jarman, Carole Crum and Jeanne Brommer.

 

Budget: There was a 2017 Budget planning meeting on October 29th at the club house to look into next year’s budget.  The planning committee is headed up by Eric Paetzel, Fred Krug and Al Harderson.

Each committee head submitted their draft of the 2017 budget.

 

Some of the issues that came out of the meeting:

 

Can we do without attendants at the pool?  This would save the association ~13K a year.  Another idea is to reduce the hours that the attendants are at the pool.   We are getting opinions from our lawyer and looking at what other associations are doing.

 

Getting multiple bids on all contacts each time they come up.  Even if we like the contractor that we have, it is still good practice to get bids.  This does not mean that we will always take the lowest bid.

 

Large items to be considered: Tennis court upkeep (~$5200), Pool concrete slab rising (~$900), new furniture for club house (~$5300).

 

Items not considered:  Playground improvements.  Fixing the west hall – we are still in negotiations with the insurance company on this and can’t make any decisions until that is resolved.

 

All expenses from 2016 were looked at to see if we can save costs for 2017.

 

Given the current work on the budget, the board will be asking for a raise in the monthly assessment at the January 2017 meeting. The amount has not been fixed yet.

 

Home Owners Survey: The board plans to put together a homeowners survey at the beginning of the year to get direction for the homeowners on what they feel is important to them and what the board should concentrate on.

 

West Room Update: State Farm has rejected our claim to fix the west hall (claims problem was from a design fault).

 

The board (working with John Wyeth) has decided to ask them to reconsider this.  We have had the consulting firm that looked at the Fireplace room also look at the West Hall.  Through John Wyeth, we are working with the lawyer James Nyests that specializes in insurance claims to draft the reconsider letter to State Farm.  (John is donating his time – many thanks)

 

The board has incurred minimum fees in working with the consulting firm and James Nyests.

 

Social: The fireplace room renovation and Holiday party will be on the first Friday in December, Dec 2nd.  See enclosed flyer.
