MINUTES OF THE December 5 HOMEOWNERS ASSOCIATION MEETING

 

 

 Board members present: Al Hardersen, Kim Baer, Eric Paetzel, Fred Krug and Tom Hytry.

 

The following homeowners were also present: Jim  Lee, Sandy Worzala, John & Victoria Robinson, Dorothy Jarman, Carole Crum, Beth Johnson, Dorothy Jarman and Jeanne Brommer.

 

Annual Association Meeting: At this year’s annual Association meeting four of the five boards positions are up for re-election.  The monthly assessment will also be voted on by a vote of all homeowner present.

 

2017 Assessment: The Oak Creek Homeowners Association Board of Directors are recommending an increase in the monthly assessment for the 2017 Annual Meeting.  The meeting will be held on January 9, 2017 at the Clubhouse, 27 Oak Creek Drive.  There have been two increases to the assessment in the 28 year history of the association.  Our current assessment of $85 falls well short of meeting ongoing costs.  With utilities, labor, landscape, grounds, and management expenses increasing repeatedly the association is faced with a decision.  The decision is do we maintain a quality of services and amenities such as the pool, the grounds, the tennis courts, the walking path, and clubhouse or do we let them diminish with time.  The Board is convinced that the Oak Creek Homeowners chose to live here based partly due to these wonderful amenities.  The Board also recognizes the need to increase the "Reserves" from their current level of $52,000 to the recommended level of $75,000 over the next three to five years. 

 

To achieve a budget that allows for maintaining the quality of the above mentioned services and increasing the Reserves, the Board recommends increasing the monthly assessment to $120.  There will be a vote of the homeowners present at the January 9, 2017 Annual Meeting to decide the will of the association. 

 

Home Owners Survey: The board plans to put together a homeowners survey at the beginning of the year to get direction from the homeowners on what they feel is important to them and what the board should concentrate on.

 

Finance: We have 52K in reserve, 5K in checking, 2K in payable.

 

Social: The fireplace room renovation and Holiday party was a great success. Over 40 homeowners present.
