January 2015 Meeting

 

MINUTES OF THE JANUARY HOMEOWNERS ASSOCIATION MEETING

 

Meeting started promptly at 7pm on January 5th, 2015 President Gene Dunne made a plea to the attendee's but no leadership volunteered.

 

Board Members present: Gene Dunne, Al Harderson Mike Bender, Fred Krug

Board Member not present: Tom Hytry.

 

Carol from Avenue 1000 explained the options if new board members did not volunteer and what minimum was needed to function as an association according to State Laws.

 

It is mandatory to have a President, Secretary and Treasurer so if there has not been any interest for the board positons, the existing three board members must decide who will take each of these positions.  Since there are no nominee's for the board, this will remain an outstanding item in the minutes.  Committee's seem to be okay even though there were no additional volunteers to the standing committee's. 

 

Rental Committee proposed by Randy Olsen.  Attendee's approved and it will taken into consideration and some general rules proposed.

 

        Randy wiil work with Carol to come up with an outline of rules and regulations

        that address present and future tenants.  Randy has also agreed to be the chair

        of this committee, if this committee formation is approved.

 

        Proposed new rules will be distributed to the entire ownership and then voted

        upon and if approved, it will be placed into effect.

 

        Some suggestions are background checks on new tenants, distribution of CC&R's

        to the tenant, responsibility of tenants and responsibility of the owners, rules on

        grounds maintenance, pool usage, etc.

 

Meeting came to an impass because there is no new interest in the board positions.

 

Avenue 1000 needs to have a person that approves invoices during the interim - until

        a president is named.  Mike Bender and Alan Hardersen agreed to review and

        approve in the interim.

 

Morgan Creek Drainage District

Next meeting is Jan 15th at 1pm at the Kendall Co Courthouse Room 115 in front of Judge Krentz.  John Wyeth (attorney and resident of Oak Creek) has advised that this is a motion to dismiss.  John has done a good job with keeping this at bay and the Board has paid Atty Wyeth approximately $2500 to represent the community interests.  John has worked with architects and engineers with regard to creek improvements.

 

Rental Committee

        - 8 clubhouse rentals for 2014

        - 3 pool rentals for 2014

 

Grounds Committee

        - tennis court light repaired

        - tennis courts will need to be resurfaced

        - there was some issue with the old surface so we were able reduce the rate from

                $5500 to $3500

        - snow removal has just started

 

Any new business

       New Board will have to approve the 2015 Budget

       Fred will provide a copy of the budget template for review

 

Unless the community wants three people to represent 72 homesites, we need two people to volunteer and take a leadership position with the Oak Creek Homeowners Association.  This is the first time in 26 years that we have not had 5 people on the Board.

 

Historically, yet typical, as a subdivision ages there are less people that want to volunteer unless there are some controversial issues but with new homeowners we want some new ideas and renewed attendance.
