OAK CREEK HOMEOWNERS ASSOCIATION INC.

 

Minutes of the December 7, 2015 meeting of the board of the Oak Creek Homeowners Association

 

All board members present: Al Harderson, Eric Paetzel, Kim Baer, Mike Bender and Tom Hytry.

 

The following homeowners were also present: Jim & Janice Lee, Dorothy Jarman, Beth Johnson, George Booras, Judy Palmer and Gene Dune.

 

Annual Meeting postponed until Monday February 1: Due to schedule conflicts with current board members the annual meeting will be postponed until February. Two board positions our open for election.  No January meeting.

 

Finance:  Expenses this year are on  track to equal income (about $73K). A draft of the 2016 budget is on the webpage next to this minutes The board will propose that the monthly assessment remain the same for next year. The reason for this is that there may need to be a special assessment due to the work required on the club house roof.

 

Covenants Changes: The board his decided not to move forward with the covenants changes. (The ballot for the changes that went out with the November assessment letter was premature.)  But based on the limited replies to Ave 100 it looks like they would not have gotten the ¾ major needed to pass. The covenants remain as before:

 

Art III, Section 12-D:  Fencing of lot perimeter shall not be allowed.  Privacy fences, pool security fences, and dog kennel fences may be constructed on lots located in said subdivision upon prior written approval of the Architectural Review Committee.  Said approval should not be unreasonably withheld considering the nature and use of said fencing.

 

Clubhouse: There is a structural problem with the main roof beam in the fireplace room

which was caused by the heavy snow last winter. The center bean is lower by 2 inches and the top of the walls are two inch wider than the bottom. The brick wall on the outside by the pool is noticeably bowled at the top. The top beam may have to be replaced or a pole added to support it. For the short term a jack pole will be install and the area opened up to determine what option we have.  We are talking with our insurance company to determine if this is covered. (If they determine it was a design flaw in the clubhouse it will not be covered.)

 

If the association has to pay for the repairs, the cost may come from either our financial reserves or a special assessment or both.

 

Association Holiday Social: A holiday get together was a success with about 20 people attending.

 

Next Board meeting will be at 7:00 p.m. on the first Monday, Feburay 1, 2016.
