May 2014 OAK CREEK HOMEOWNERS ASSOCIATION Minutes

 

Minutes of the May 5, 2014 meeting of the board of the Oak Creek Homeowners Association.

 

Board member present: Gene Dunne, Fred Krug, Michael Bender and Tom Hytry.

 

The following homeowner was also present: Carole Crum, Don Hahn and Dave Hanck.

 

Finance: 97K in assets. Only 10% of budget spend so far this year. (Note: pool expenses are the largest part of the budget and they start this month.)

 

Grounds: Entrance light to be replaced.

 

Weed control on the path will be done at the start of  June.

 

Cost of  contracting an arborist to try to save the 9 ash trees on the club house land area would be$ 24K over 3 years with a likely success rate of 60%.

 

Instead, the Board (Gene Dunne) treated the 9 infected ash trees with an off the shelf insecticide that has been proven to be effective against emerald ash bores.  The cost of the treatment was $150.00.  If the trees improve, we will treat them for the next two years.  If the trees do not improve we will have to remove them as they die

 

Tennis Courts: Nets installed, surfaces still looks good.

 

Pool: Moving ahead on pool resurfacing, will be done before pool season.

Tiles with be replaced as needed- 30.2K

 

Robotic vacuum  purchased – 2.5K

 

Clubhouse: Weight of ice and snow broke the back of the clubhouse. Main ridge bean in central (fireplace) room is cracked. No danger of falling in. Cost of fixing it covered by insurance (less $1000 deductable).

 

 Water leak in ceiling in exercise room a roofing installation problem. Cost to fix ~$500.

 

Phone changed to “measured 30” service. Will save $30 per month.

 

Social: The next social event moved to two weeks after pool opening in May.- June 7 (rain date June 8).  The social committee is planning on making this a major event to encourage our new neighbors to get to know the neighborhood.
