Minutes of the December 3, 2007

OAK CREEK HOMEOWNERS ASSOCIATION Board Meeting

 

Called to order at 7:00 p.m., all board members were present: Ned Hurley, Eric Paetzel, Jim Lee, Adam Sarauskas and Tom Hytry.  Also approximately 40 homeowners where present.

 

38 Winding Creek Fire: Kendall County Sheriff Richard A. Randall and Bristol Kendall Fire Department Chief Michael G. Hitzemann attended the meeting and gave an update on the investigation of the fire at 38 Winding Creek.  They then answered homeowners questions.

 

To summarize that discussion: They don’t have the report back from the State Fire Marshall office on whether this fire was arson or not (the two earlier fires were arson.)  There have been 8 “large structure fires” including two barns in the last 2 months in the county but 6 have reason other than arson and other two are still under investigation.

 

At the time of the homeowners meeting, the fire was the most important case being investigated by the Sheriff department. They had 18 people for two days at the scene of the fire. Also finger prints from the early fire have been analyzed by the state crime lab and that information is in hands for the Sheriff’s department.

 

The Sheriff’s department continues to have close contact with the victims, Mark & Trai Pankuch.   The Sheriff’s department will contact the homeowners association with updates through Ned.

 

Attached to this month’s minutes is a flyer from the Sheriff’s department with contact number if you have any information on the fire.  Sheriff Randall indicated that they can’t solve the arson alone, they need our help.  If anyone saw anything please report it to the number of the flyer.

 

Board Meeting:  The actual board meeting started at 8:55 p.m.   Most of the homeowners did not stay for the meeting.

 

Treasurer’s Report: Adam gave a preliminary report that indicates that we should have approximately the same amount in reserves as we did at the end of last year even with all the improvements that we did this year. The final year end report will be presented at the annual meeting. Note to homeowners that have not paid the full special assessment yet: you need to do it before the end of the year.

 

Annual Meeting January 7: The next meeting is the annual meeting.  Three seats on the board are up - Ned Hurley, Eric Paetzel and Adam Sarauskas seats.  All three plan to run again.  Any homeowner in the subdivision is also welcome to run for the board.

 

New Special Assessment:  As discussed at the 2007 annual meeting there is a plan for a second special assessment this January of $450 to fix the tennis courts and club house driveway this year.  The new board will be the one responsible for determining if we will have this special assessment.

 

Roofing Materials: At the 2006 annual meeting the board passed a resolution to allow new materials to be used on roof.  They rescinded the resolution this summer.  This topic may come up at this meeting once again.
